Overwhelming demand for Aurora’s new concept

 

Aurora Real Estate recognizes the importance of showcasing its unique features and enticing potential buyers and now presents its latest concept to the market. The Development consists of 145 meticulously designed two bedrooms (36 units), one-bedroom (83 units), studio (24 units), and three bedrooms (2 units) apartments. The outbreak of the coronavirus pandemic has significantly affected the real estate market in Dubai. Real estate developer Aurora’s $42.2m (AED155m) Hyati Avenue project, which is a collaborative project with ECC Group and is located at Dubai’s Jumeirah Village Circle (JVC) community, has passed its 86.8% completion milestone ahead of schedule due to the successful adoption of Building Information Modeling (BIM) and Lean principles across its supply chain.

 

The project is funded by equity and bank debt and has completed Phase 1, with handover scheduled for March 2020. UAE-based Engineering Contracting Company is the main contractor working on the project, with Abanos Interior Fit-out and Joinery, Prime Metal Industries (PMI), and United Masters Electromechanical (UME) the lead sub-contractors.

 

Coordination between contractors and subcontractors has led to faster delivery, and enabled the project to progress ahead of schedule, the ECC Group said in a statement. The structure for 19 townhouses in the project was completed in 45 days.

 

The project, which has a total built up area of 25km2, comprises 19 townhouses and 103 apartments. The townhouses feature 348.3m2 four-bedroom homes, while the apartments provide options of 36.6m2 studios; 79m2 to 110.7m2 one-bedroom apartments; and 106.4m2 to 246.2m2 two-bedroom homes.

 

The apartments at the Hyati Avenue project also offer residents access to a central courtyard, a private garden, large terraces, jacuzzis and swimming pools, gymnasiums, outdoor kids play areas, and underground parking facilities.

 

The ECC group also pointed to the attention to detail offered in the townhouses, with four bedrooms; a floating steel staircase with glass railing and fully cladded wood steps; a semi-open kitchen layout with island and breakfast counter; a master bathroom offering a bathtub sunken with quartz coping; a shower enclosure with power jets on the wall; as well as an elevator, a swimming pool, and a semi-covered car parking space.

 

The Group of companies have implemented Lean Principles on the project – a method of operation used previously only in manufacturing companies – to increase efficiency in the project and reduce wastage in time and cost. Due to the successful implementation of lean, Hyati Avenue has reduced the cost for the ceramic tiling process from 7% to 0.5%

Aurora Real Estate Development, a UAE-based boutique real estate development company, has announced the completion and delivery of its milestone project, Hyati Residence, a premium development offering affordable homes.

 

Featuring a total of 122 apartments and 20 townhouses, the development offers ‘modern and bespoke living spaces, while upholding a strict emphasis on quality, attention to detail and affordability’, the developer said in a statement. It added that the project has received a strong response from the local market, with only seven units remaining.

 

Valued at $45.7 million, the Hyati Residence project offers bespoke refurbishments carried out by ECC Renovations, a subsidiary of Aurora’s parent company ECC Group, which are tailored in response to customer requests.

 

Furthermore, the strong interest in the development has led to construction commencing on the second phase of the project, which is known as Hyati Avenue. This will deliver a further 103 units and 19 townhouses, all targeted for completion in December 2019.

 

“Developments by Aurora cater to clients who appreciate attention to detail, quality design, and the introduction of high-quality finishes provided at an affordable price. All of our projects will demonstrate our promise of quality, attention to detail, and a commitment to customer service, both pre- and post- completion,” said Cian Farah, CEO of Aurora Real Estate Development.

The apartments in Hyati Residence consist of six studios, 82 one-bedroom apartments, 27 typical large two-bedroom apartments, six two-bedroom linear apartments, and a large two-bedroom corner unit. The townhouses comprise of four-bedroom units, each with double height ceilings, presented in typical or corner layout. The corner townhouses will also have additional garden areas and a 10-metre long private lap pool.

 

Aurora has also been able to deliver bespoke refurbishment for the units through ECC Renovations, which has allowed buyers to make minor structural changes to kitchens and bathrooms, so as to suit their lifestyles.

 

“Our role in the project was to deliver on individual client requests for their homes. In this culturally rich region, we live among an array of nationalities, and therefore, Aurora must cater to a variety of different preferences on how homes should support the family’s way of life. We have a great deal of experience working on a variety of projects, ranging from entire office-fitouts, through to gyms and domestic housing overhauls,” said Zamahn Sajjad, project manager of ECC Renovations.

Private sector developers are steadily handing over projects in Dubai. One such boutique developer is Aurora Real Estate which has handed over its development in Jumeirah Village Circle (JVC) and is now gearing up to deliver another project in International City this year.

 

Only seven units remain to be sold in the Dh168 million Hyati Residence which features 20 townhouses and 122 apartments. More end-users have purchased units in this project, say its promoters.

 

“JVC offers a gross yield of 9.2 per cent, Discovery Gardens 8.9 per cent and International City offers 8.6 per cent. Other global property hubs offer yields less than five per cent,” said Cian Farah, CEO of Aurora Real Estate Development.

 

Aurora Real Estate has completed Dh513 million worth of projects, which include Hyati Residence, Ritz Residence and F01.

 

It has launched construction on Hyati Avenue, which includes 103 apartments and 19 townhouses. The Dh155 million project will be completed in December 2019. Prices start from Dh400,000 for a studio and Dh700,000 for a one-bedroom apartment while a townhouse is priced at Dh2.75 million.

 

Customers need to pay only 25 per cent of the project before handover and the rest after. “We are organising our own equity and bank finance before commencing sales. We do not rely solely on client payments to proceed with construction,” said Farah.

 

The developer will hand over Lyra, a project in International City, in November this year. It’s a build-to-rent project which will add recurring income to the developer’s portfolio.

 

It also owns plots in Downtown Jebel Ali, Jebel Ali and Jadaf. Aurora is targeting short-term corporate lettings in its Downtown Jebel Ali plot, the executive informed.

 

“Dubai has seen a population growth of four per cent between 2017 and 2018. This is good for property demand. Around 6,000 units have been delivered year to date. Savills estimates that between 16,000 to 20,000 units will be delivered this year. This is a competitive number on the supply side. Although there has been a steady price decline in the past four years, there has not been excess supply coming through,” observed the CEO.
